Three Ways to Deliver Your Project
A & S General Contractors is flexible in how we work with clients. Depending on where you are in the planning process — and what level of involvement you want from your contractor — we can deliver your project through any of three standard commercial construction delivery methods:

Design-Build
A & S manages both design and construction under one contract. We can work from your vision, a rough sketch, or partner with your existing architect or engineer — and we own permitting and all inspections through completion. Best for clients who want a single point of accountability and a streamlined path from concept to build.

Construction Management
A & S acts as your construction manager — coordinating schedules, subcontractors, budgets, and inspections on your behalf while you retain more direct involvement in the process. Well-suited for owners who have an established design team and want professional construction oversight without a full design-build contract.

Hard Bid / Competitive Bid
You provide a complete set of architectural plans and we submit a competitive sealed proposal. A & S breaks every hard bid down to standard CSI construction divisions — no vague allowances, no hidden costs. If you’re running a public-sector project or need multiple contractor bids, this is the delivery method A & S is equally comfortable with.
